Please take the time to read this description carefully because we have taken a great deal of time to accurately describe the property that we have to sell.
We have 171.95 acres for sale which would make a great remote compound getaway. This acreage is on top of a mountain with only one road access that guarantees your privacy. No one will be able to drive up to the property if you put a substantial gate where the legal easement road ends and the private drive onto the acreage begins. This large parcel would make a great remote family compound. The property consists of 3-40 acres parcels and a 51.95 acres parcel, each with its own legal description.
These 172 acres are in Juniperwood Ranch and are about 9 miles SW of the town of Ash Fork. Ash Fork is located at the intersection of Interstate 40 and State route 89. The town of Ash Fork has a small grocery store, 3 gas stations and a very small hardware store. The nearest good shopping is in the town of Williams, which lies about 20 minutes to the east of Ash Fork along I-40. Flagstaff is about an hour to the east of Ash Fork and Prescott lies an hour to the south along State route 89.
The acreage is about 25 minutes off the paved road, is heavily treed, and lies between 5700 feet of elevation and 5915 feet at its highest. There are many knolls and great views in all directions. The neighbors are far away, and the nights are clear and without light pollution. Being remote, A SISSY VEHICLE WILL NOT WORK THERE. However, with a high clearance 2-wheel drive vehicle one could access the property if you do not mind spinning the tires sometimes. A 4 X 4 would be better. This is obviously a solar area with no electricity available nor is there a well.
If you have a large close family and you want to share this large property that is easily doable.
Let us say that you have 4 relatives or friends, and you want to divide the property into 4 parcels. We could sell a separate parcel to each buyer, 4 different sales, under similar terms described below. Each party would receive title for their property and be responsible for making the payments to the Title Company.
The cash price is $155,000.00 or about 900 dollars per acre. We would be willing to offer Seller financing with a sale price of $165,000.00 or about $960.00 dollars per acre. The down payment would be $15,000.00 and the balance due of $150,000.00 would be paid over ten years, 120 months, at 7.50%. The payment would be $1,780.53 or more per month. This payment is based on a 120-month amortization schedule and there will be no pre-payment penalty. The sale of the property will be through Yavapai Title Agency in Prescott and the Buyer will receive a Warranty Deed and an Owners Title Insurance policy. Buyer pays any loan servicing fees and setup fees at Yavapai Title in the event the Buyer chooses the Seller held first mortgage option. In full disclosure let us advise you that the previous owner has left some personal property on the acreage. This includes, but not necessarily limited to, a couple of ATVs, a Jeep, tools, generator, a small camper, a car and a large toolbox. I do not have titles for vehicles.
I have very accurate directions to view the property and if I provided them to you, I am sure you would be able to find the property. However, the property is very large, and one would have a difficult time determining where one is on the property. There is no sense in wasting your time trying to see the property if you do not know where the corners are. Call the owner, Larry, for additional information. show contact info
